Regulation of the B&B Rose Antiche

The rules to be observed in our B&B are not only those enshrined in these regulations and the law, but above all, those dictated by common sense, education and mutual respect.
Guests should have behaviors to prevent Covid contagion as much as possible.
Verification of availability can be done with an email or by phone.
The reservation request will be made by email to: info@roseantiche.it indicating the dates of stay and the number of people who will be staying overnight. You will receive a confirmation email from us with directions for the stay and how to pay the deposit.
The reservation will be valid only after the full amount has been paid in advance.
The deposit will be returned to you if you cancel in advance by the seventh day prior to the planned date of your stay.

In case of cancellation seven, or less, days before the beginning of your stay or in case of no-show (by 7:00 p.m.) you will be retained the full amount of your stay.
In the event that you have unforeseen or supervening needs to reach our B&B by 7:00 p.m. on the day scheduled for your stay, in order not to lose your reservation and be subject to the penalty, it is mandatory to notify us of this situation through a phone call, phone message or WhatsApp. We will be available for any option to accommodate your needs.
In the event that, for unforeseeable reasons, the booked room or property should be unavailable due to extraordinary maintenance, force majeure, etc., it will be our care to offer you a different and suitable accommodation, or, upon your request, to return the entire amount received as a deposit without any further claims.
The balance of the stay will take place, if not done before, upon arrival at the B&B.

Animals are not accepted, even if small, with the exception of those accompanying.

As the B&B is a small, family-run facility, there is no reception service available at all hours of the day, so please advise us of your expected arrival time when making your reservation. Failure to give notice may also cause long waits for which we will not accept complaints or any requests for refunds.
Rooms are expected to be delivered no later than 7:00 pm unless otherwise agreed.
Upon arrival at the B&B, all valid identity documents (Passport, Identity Card, Driver’s License) of the persons to be accommodated must be handed over, these being necessary for the registrations required by current Public Safety regulations.
Failure to deliver the documents constitutes a violation of the rules of the Criminal Code and authorizes us to ask you to leave the B&B immediately.

Persons not registered, may not, for any reason, stay inside the facility.

After submitting your documents, you will be asked to settle the amount of your stay. The balance can be paid by electronic payment (e-payment) or cash (no bank checks accepted).
After check-in you will be given a copy of the keys to the facility, the TV remote control, the remote control for the air conditioner in the summer period, and any other items owned by the B&B that you may use during your stay.
You will be reminded of the essential information in these regulations. You will be given any other possible information, about the area, customs, traditions, curiosities, places of interest, etc., to make your stay as pleasant as possible.
You will be accompanied to your room and, gathering your every need, we will try, as far as possible, to accommodate you.

For misuse, neglect or carelessness if you cause damage to the facility, its equipment or items in use, you will be charged the necessary amounts for repairs, replacements and cleaning as appropriate.
We will proceed in accordance with the law for established misappropriations.
Inside the bedroom or bathroom you will find everything you need: blankets, pillows, towels, personal hygiene products, etc. For any other needs do not hesitate to ask, we will do our best to accommodate you.
The agreed price for your stay in our B&B includes the use of the room and bathroom, breakfast, supply of towels and sheets, WiFi connection, use of TV, air conditioners (in the summer time) and all bathroom accessories.
Room cleaning and linen change will be done at each guest change and at least once a week if the stay includes longer periods.
Extraordinary linen change or at your request is not included in the price, as is supplementary or extraordinary cleaning. You will be notified of the amounts before the service.
For breakfast you will only be provided with packaged products or purchased from specialized local producers.
It is possible to eat breakfast in the kitchen, where you can independently prepare hot or cold drinks using the equipment and dishes available.
By independently transferring the products, breakfast can also be eaten on the adjacent terrace.

It is not possible to eat breakfast in the room or in the bathroom.

Please communicate, upon arrival or better at the time of booking, any food intolerances and allergies as well as your preferences. As much as possible we will do our best to accommodate you.
At the end of breakfast the kitchen area or terrace, must be left clean. All equipment used must be washed carefully and put away neatly.
You may prepare small meals in the kitchen with products purchased directly from you and using the equipment and dishes available . At the conclusion of meals, the premises, equipment and dishes used for meal preparation must be left clean and tidied up.

Meals cannot be eaten in the room or bathroom.

Garbage must be placed in the appropriate containers, respecting the rules of differentiation. In case of fines for non-compliance with waste separation, the B&B may retaliate against you.
For entering and leaving the facility, there are no hours to be respected. It is possible to leave and re-enter at will assuming, however, an appropriate behavior to respect the silence especially during the night hours.

During the stay:

  • IT IS ABSOLUTELY FORBIDDEN TO SMOKE inside the kitchen, in hallways, on stairways, in common areas, near windows and balconies, in bathrooms and in bedrooms. Compliance with this simple rule arises not only from a fire prevention requirement but also from the need to protect those who do not smoke or those who will occupy the premises after you. You may smoke on the terrace if it is not a nuisance to other guests present;
  • In accordance with the B & B regulations and the rules of the Municipal Police it is necessary to observe silence in the time slot between 14:00 and 16:00 hours and from 22:00 to 08:00 hours. In any case, please maintain a behavior that at no time of the day and in no way harms the tranquility of others;
  • Proper and civilized use of the toilets is recommended, avoiding throwing anything into the toilet, remembering that there are the appropriate bins or asking us for disposal;
  • It is recommended to close windows, turn off lights, air conditioners and TV whenever leaving the room.
  • We also decline all responsibility for any damage to persons, animals or property caused by you to third parties;
  • We are not responsible for any disservice due to total or partial lack of supplies such as electricity, water, telephone line or internet connection that are beyond our control;
  • In the rooms it is always forbidden to prepare and consume meals, light your own stove, use open flames, and connect to the electrical system any electrical appliance brought along. Exceptions are the electric shaver and hair dryer used in the bathroom as well as the battery chargers used inside the rooms;
  • It is strictly forbidden to receive visitors inside the B&B or to host people other than those already registered. We reserve the right to request their removal through law enforcement.

In case of early departure, no refunds will be given.
On the day of your departure, rooms must be vacated by 10:00 am. You may, of course, continue your visits or shopping by possibly agreeing with us on baggage storage. An extension of the check-out time may be arranged with us if rooms are available.
Upon departure you must return to us your keys, TV remote control, air conditioner remote control, and any other items of our property given to you upon arrival or during your stay.
In case of loss of keys there is a refund of € 50.00.
For the loss or deterioration of other items the charge will be according to their value.
We reserve the right to change, update, add or remove parts of these regulations at our discretion and at any time.

The regulations in effect on the date of booking will be in effect for your stay.
